You can see from the above Chart 1, in the cost structure, the top five are construction costs, mold costs, steel costs, management fees, concrete costs, accounting for nearly 80% of the total cost of precast components. Among them, the mould cost accounted for 23%.

Compared with Chart 1, the cost of the mould in Chart 2 is reduced to 7%.

Let’s looking for the direction of reducing the cost of prefabricated components

Cost comparison:

1, Raw materials cost: the equivalent of cast-in-place structure (reduced plastering, increasing embedded parts and additives)

2, Labor cost: save 30 ~ 50% than cast-in-place

3, Mechanical cost: slightly higher than the cast-in-place (use more machinery, but time limit for a project is short)

4, Transportation costs: basically the same with the cast-in-place (reduce the total amount of transport, but complex handling, transportation efficiency is relatively low)

5, fixed assets amortization cost: site, plant, production facilities investment, compared with cast-in-place, this is an additional cost

6, Die amortization cost: under cast-in-place, general template investment less, but special mold investment higher (accounted for 20 ~ 50% of the cost of prefabricated components).


Question: how to reduce the amortization cost of the fixed assets of prefabricated components, so that the assembled monolithic structure has the advantage of price competition compared with the cast-in-place construction?

Analysis: under the cast-in-place construction, the mechanical equipment and construction facilities are for lease, and needn't for investment in fixed assets. But under precast components production, the need for space, precast production workshop, production facilities and special mould workshop, production facilities are basically fixed. After calculation, generally, the investment of the prefabricated factory, according to the annual production scale of about from 500 to 1000 RMB/m3 (excluding land cost), such as building a component factory that can annual output of 100,000 m3, investment of about 50,000,000 RMB, and these costs need to be amortized over many years, and then reckon in component costs.


The mold is generally customized according to the engineering characteristics, will be scrapped after a certain number of repeated use, in accordance with the current practice in Hongkong and the mainland, the cost of mold amortization is very high. In addition to improving the production efficiency to reduce various amortization costs, if the die structure can be simplified, universal and prolong the service life, the die amortization cost can be greatly reduced. 1, the use of magnetic fixing device, to avoid damage to the rigid platform, extend the life of the mold, reduce the mold investment, to reduce the cost of prefabricated components plays an important role.

2, The platform plate is made of special steel which is not rusty and can absorb magnetism. As long as the edge mould is changed, different products can be produced, and the ability of "flexible production" can be realized. (Product size specification can be adjusted arbitrarily)

3, To further improved the foreign magnetic fixing device products, make it using less material, has greater suction and lower cost. (China is a big country with rare earth, and has this condition.)

As long as the cost of amortization of prefabricated components is saved, the cost price bottleneck of industrialized housing can be broken, which will create favorable conditions for the promotion of building industrialization technology.
